The versatility and value of window films often are overlooked as a way to improve commercial buildings in a number of ways. In particular, when considering whether to replace outdated and inefficient windows at a tremendous expense, window films are a cheaper and equally effective alternative.

Let’s look at five key ways in which building owners and commercial property managers use window films to improve their commercial buildings:

1. Solar control. Most people associate window films with controlling the sun’s rays in buildings with considerable glass. That remains true. These films allow natural daylight in but block up to 99 percent of the sun’s damaging ultraviolet rays and up to 80 percent of the sun’s heat. If you’ve sat at a desk next to a filmless window with the sun pouring in you know the level of discomfort that occurs – even in cold weather. Window film reduces solar glare and the discomfort of sitting next to a window. Another benefit: It prevents furniture from fading.

2. Safety and Security: Entryways and windows are the most vulnerable parts of any building. Safety and security window films help delay unwanted intruders from entering buildings on the ground floor. And in the event of an explosion or foul weather event that impacts the entire building, the security film holds the glass in place, preventing catastrophic injuries and fatalities. Films with both security and solar control properties have become increasingly popular.

3. Energy Conservation: Windows account for up to 30 percent of any building’s cooling and heating load. Another benefit of window films with solar control capabilities is they reduce the stress on a building’s HVAC system. Cooling costs are cut. The net result is the solar control window film eventually pays for itself.

4. Green Benefits: The majority of commercial building windows are not energy efficient. The unnecessary waste of energy can be simply corrected with window film installation. It’s a fraction of the cost of new windows and as we’ve discussed, will pay for itself over time.

5. Aesthetics: Window films look good and can significantly improve the look of a commercial building, especially if the windows are dated. Also, the use of decorative films on interior office glass is a relatively new trend that is gaining in popularity for their artsy look and privacy function.
